How long it takes

A straightforward purchase or sale usually takes 8 to 12 weeks from instruction to completion. It can take longer, depending on the chain, the lender and the searches.

What is not included

Our fees assume a standard transaction with no unforeseen problems, for example a defect in the title that must be put right before completion, and, for a leasehold property, the assignment of an existing lease rather than the grant of a new one. We quote separately for new-build properties, shared ownership, Help to Buy and other government schemes, unregistered land, gifted deposits, buying through a company and lease extensions.

Lease extension fees.

A typical fee, confirmed once we have checked the details of your matter. It is exclusive of VAT at 20%. Disbursements are charged in addition.

ServiceOur Fee (exc. VAT)
Lease extension, by the statutory or the informal route£2,000

This assumes no application to the First-tier Tribunal is needed; if one is, that work is charged at our hourly rates. On the statutory route you will also pay the landlord’s reasonable legal and valuation costs. You will need a valuation from an independent surveyor.

Property

Possession fees.

A typical fee for an undefended claim, confirmed once we have checked the details of your matter. It is exclusive of VAT at 20%.

About our fees.

All fees on this page are indicative. The exact cost of your matter will be confirmed in a client care letter before we begin work. Our fees may vary from these indicative amounts where circumstances are complex or require additional work.

We do not operate conditional fee agreements (CFA / “no win no fee”) or damages based agreements (DBA).

VAT is charged at the standard rate of 20% unless stated otherwise. Our VAT registration number is 885390090.

If at any point the costs of your matter are likely to exceed our original estimate significantly, we will inform you promptly and seek your agreement before proceeding.
