Possession solicitors for landlords in West Hampstead, London

Recovering possession of a let home, for residential landlords.

Overview

We act for landlords recovering possession of residential property let on an assured tenancy, across London and the rest of England. This service is for landlords only.

Since 1 May 2026, under the Renters' Rights Act 2025, landlords in England can no longer serve section 21 notices. Possession is sought under section 8 of the Housing Act 1988 on one or more of the statutory grounds, and the notice period depends on the ground used.

What we do

  • The section 8 notice

We check which grounds apply and the evidence needed to prove them, then prepare the notice and serve it on the tenant.

  • The possession claim

If the tenant has not left when the notice period ends, we issue a possession claim at court and act for you through to the possession order.

  • Defended claims

If the tenant defends the claim, we advise you on the defence and your options, and continue to act for you.

Fees

Our fee for an undefended case, from preparing and serving the section 8 notice to the possession order, is typically £1,200 plus VAT (£1,440 including VAT) and disbursements, such as the court fee. If the tenant defends the claim, we charge our hourly rates.

Timescale

Usually 4 to 8 months from instruction to the possession order, depending on the notice period for the ground used and on how quickly the court lists the case.
