How a matter runs

  1. First conversation

    You discuss the matter with a partner. We confirm the scope of the work and our fees, or an estimate of them, in a client care letter before we begin. Not every matter goes through every stage that follows: a statutory lease extension or enfranchisement claim, for example, has its own notice procedure.

  2. Identity checks

    Before acting, we carry out identity and anti-money laundering checks, including on the source of the funds for a purchase.

  3. Investigation

    We review the legal title and, depending on the matter, searches, leases, planning and other documents, and report to you on what we find.

  4. Negotiation

    We negotiate the contract, lease or other transaction documents with the other side on your instructions.

  5. Exchange and completion

    In most sales and purchases, exchange of contracts makes the deal legally binding, and completion takes place when the balance of the price is paid.

  6. After completion

    We deal with any Stamp Duty Land Tax return due and, where required, apply to register the transaction at HM Land Registry.
