Commercial lease solicitors in West Hampstead, London
New leases, assignments, renewals and dilapidations, for landlords and tenants of commercial premises.
Overview
We act for landlords and tenants of offices, shops and other commercial premises across London and the rest of England and Wales, on new leases, assignments, renewals under the Landlord and Tenant Act 1954 and dilapidations.
A business tenant whose lease is protected by the 1954 Act usually has the right to a new lease when the current one ends, unless the lease was contracted out of the Act or the landlord can rely on one of the grounds the Act sets out.
What we do
New leases
Negotiating and agreeing a new lease, for the landlord or the tenant, including the rent, the length of the term, repairs and any break clause.
Assignments
Assigning an existing lease to a new tenant, for the outgoing or the incoming tenant, including the landlord's consent where the lease requires it.
Lease renewals
Renewals under the Landlord and Tenant Act 1954, from the notice or request that starts the process to agreeing the terms of the new lease.
Dilapidations
Claims for repairs a tenant has not carried out under the lease, usually at or near its end, for landlords making a claim and tenants responding to one.
Fees
Our fee for the grant of a new lease is £2,500 plus VAT (£3,000 including VAT) and disbursements, and for the assignment of an existing lease £2,000 plus VAT (£2,400 including VAT) and disbursements. For lease renewals under the 1954 Act and dilapidations, we give you a written quote.
Timescale
A straightforward new lease is usually agreed in 4 to 8 weeks. A renewal under the 1954 Act can take longer, depending on negotiations.
